The certificate of freedom from encumbrance is an official document that states the legal status of a property, person or institution. It is mainly required to demonstrate that a property has no debts, nor is it in foreclosure or in guarantee against any financial institution or with the Ministry of Finance and Public Credit.

This certification is issued by the Directorate of the Public Registry of Property and Commerce corresponding to the city or municipality where the property is located.
Once you have located the agency corresponding to your property, it is important to have the following requirements:
- Duly fill out the certificate application form.
- To have the name of the owner of the property and general data of the property: location, measurements, surface, registry records and boundaries.
- Valid official identification.
- Name and signature of the applicant, as well as date of submission.
- Attach proof of payment.
What is the cost of the Certificate of Freedom from Liens?
The cost may vary depending on the date of consultation, as well as the city or municipality where it is requested. For example, according to the CDMX procedures tabulator, the price for the processing of the document is $647.50 MXN and has a waiting time of 5 to 7 business days. There is also an express modality with a cost of $1,295.50 MXN.
There are entities where the price is usually much lower, even below $600 MXN. The recommendation is that you come in person or call the office that corresponds to your property for the procedure and thus be sure of the price.

Is it possible to apply for the certificate online?
Currently there is no option on the official portal of the General Directorate of the Public Registry of Property and Commerce to complete the procedure online. However, in the previous link you can review all the relevant information of the procedure to carry it out in person.
Validity of the document
As well as the cost of the procedure, the validity of the certificate is variable, and can range from 3 months to several years.
The validity must be specified by the customer service advisor who will assist you in the process. It is important that you know the exact maximum date of validity since after that date, the document will have no relevance for any administrative procedure.
