**Description of the Cañorroto Estate**

**Location:** The Cañorroto estate is located on the road from Jaén towards the residential areas of Puente de la Sierra and Los Cañones (Paraíso Interior), at km 5.300, on the left side. It has direct access from the road and borders it. Just to the right is the Hermitage of Cristo del Perdón de la Asomada.

**Entrance and Outdoor Areas:** Upon arrival, we find the entrance gate: two brown aluminum doors. Immediately, there is a covered garage, followed by a workshop of approximately 25 m². To the left, there is a row of green cypress trees leading to the main patio.

**Main Patio:**

- A roundabout with a fountain, a large lemon tree, and ornamental plants.

- **Left Side:** Pool surrounded by tiles, a pergola for shade, a palm tree, and an area for a disco.

- **Right Side:** Pergola with a viewpoint, a bar, a table for 12 people, and a relaxation area (chill out). From the viewpoint (about 25 meters long), one can enjoy views of the mountains, the river, and the Jaén olive grove.

**Main House:**

- **Area:** Main House 100 m²

- **Bedrooms:** 1 master bedroom with an en-suite bathroom; 2 additional bedrooms, all with built-in wardrobes.

- **Living Room:** Spacious, approximately 30 m², with a fireplace.

- **Kitchen:** American-style kitchen with access to the back of the house.

- **Full Bathroom:** Approximately 8 m².

**Annexes of the House:**

- **Cellar:** 30 m², equipped with a kitchen, dining table, fireplace, wood oven, a full bathroom for the pool, and a storage room.
