The unit is placed into a management trust that guarantees legal order, ease of transfer, and estate planning for each of the eight owners.


Apartment 2 occupies level 1 of the building: three en-suite bedrooms, three full bathrooms, three parking spaces, and 22 square meters of private terrace. It arrives finished and furnished to the standard Polanco requires, ready from the first day of use.


The management company coordinates the usage schedule among co-owners, the operation of the unit, maintenance, and — for those who choose not to use all of their weeks — the rental of the available nights on luxury-stay platforms.


The co-owner who rents out their available weeks obtains a cash yield of 5 to 7 percent per year, which, added to the historical appreciation of Polanco IV — 7 to 9 percent per year documented — yields a projected total return of 10 to 12 percent. The year of entry is always the best: the annual maintenance fee is included in the price of the fraction, with no additional charge in the first year.


The exit is designed from the outset. After the minimum stay of 12 months passes, the co-owner who wishes to sell has the right of first refusal among the other seven owners, and then access to the open market with a reference price suggested by the management.
